  • Loan-to-ARV Ratio: Less than 70% to ensure multiple exit strategies (sale or refinance)

  • Business Entity Requirement: Only lending to active LLCs or INCs

  • Comprehensive Background Check: Includes credit history and mortgage payment records

  • Appraisal Verification: Independent ARV appraisal conducted by a certified local appraiser

Investment Process

At The Lyon Fund, becoming a private lender involves a thorough yet streamlined 10-step process designed to ensure safe and profitable investments. It begins with a real estate investor submitting a loan request, followed by your review and confirmation of interest. The borrower is then vetted through credit checks and experience verification. Once approved, you fund the deal through escrow, and an appraisal along with documentation is completed. Final approval is granted, and you receive a commitment letter before the loan officially closes. Post-closing, rehab funds are managed and disbursed as work progresses, ensuring your capital is used effectively and responsibly.
